This website is here to provide information on the ongoing plans to develop 23-33 The Parade to provide housing, commercial uses and a new public space.

As part of the scheme we are also exploring opportunities for how a new market offer for Watford could best be part of the scheme.

Public Consultation

The public consultation for our proposals has now ended. Thank you to everyone that has engaged with us during this period and who attended our public exhibition on Monday 6 February. Your feedback has been logged and will be factored into a Statement of Community Involvement (SCI) that will be submitted alongside the planning application.

Background

The current owner of the building next to Watford Market, which houses B&M, Global Buffet and NRG Gym and the surrounding land where part of the market is located, is exploring options to redevelop the site. 

The majority of the market is located on land that Watford Borough Council leases from the landowner, apart from a section of land at the High Street entrance that the council owns.

Ahead of submitting a planning application, the landowner wants to engage with the market traders and the community regarding the current market and how these proposals could be considered for the future provision of the market.

By consulting with the current market traders and the community, the aim is for the feedback received to feed into the proposals and provide an understanding of how a market could be provided to meet the needs of the town. 

Currently, a range of options are being considered for this development, which will be shown to the market traders, before going to public consultation in early February.

As part of the formal pre-application process, Watford Borough Council planning service is providing advice to the project team – this is standard practice for any proposed development within the town.

Proposals

The current plans for the development is to provide:

  • A new sustainable development which provides housing, commercial uses and new public space
  • Provision of space for a market offer
  • Improvements to the site to allow better access to the market and site
  • New resident spaces which will increase onsite biodiversity and amenity
  • A high-quality architectural design which will provide a new, modern development for Watford from one of London’s leading architectural practices.
